Good afternoon,

My name is Bobby Wood and I live in Hanover County VA. I have been riding ATV's and dirt bikes from about the age of four. I love riding and I am currently teaching my son how to ride.

I am considering starting a track in Essex VA on about 300 hundred acres. There are quite a few start up costs and I am trying to determine if there would be interest.

In the very beginning I will clear out three different trails. The future plans will have a mud bog, camping/picnic area, restrooms, and a motocross/atv race track for events.

I believe Essex County would be one of the closest tracks for motorcycles and ATV's to ride together.

Let me know what you guys think.

Be prepared for the idiots that will show up, hate to bad mouth people but it wll happen. One reason you will need liability insurance! Saw it happen many times over, good people share there land for others to use and a few idiots show up and spoil it for everyone. Make sure you cover all your legal requirements so some idiot doesnt take all you have. Good luck and thanks for your generous offer!

Getting enough insurance might be the most expensive thing you do. You can be sued even if some kid comes in your yard after being told not to and gets hurt. That's one reason I always chase them away. I had to do that today because they picked all my tulips that were in bloom. I can only imagine what insurance would be for something you know someone would get hurt on.

A few years back, Ohio passed a law tht stated you could not sue a person if they let you use there property for recreational at your own risk. The law was very clear that a generous person could not be held liable for allowing use of there property. Quite a bit of land opened for recreational use....then came the lawyers who twisted the intent of the law and made landowners accountable. Well everything has now reversed itself. If stranger sneaks onto your property and does something and get hurt, they can hold the property owner responsible! The watered down version makes it harder to sue but they still do it.

Hope you get to have it done. Like the others have said, your biggest obstacle will be people, not things.
