Land to own or land to lease?

Default Land to own or land to lease?

All,

I know we have had some nice active threads on Polaris Nut House (hadn't seen that one in a while?) and Might be a Polaris rider if... but I was curious to know how many out here
would actually go by land or even lease for their ATV riding hobby?

Is our passion that extreme? Well for me I don't have land and have to ride out 2hrs plus in any direction to ride. I am now faced with high cost this year hunting club's land lease. Radical thought came to me why not look for my own land with xx number of acres for me to hunt and ride.

I know there are many who will read this that own their own land or inherited and notta issue but for some of us acheiving that dream, like to hear IF any are like me in this type of situation and what would you be willing to pay?

well to start off, where are you located? and I am sure there are plenty of private land owners nearby to you that you are unaware of that have atv trails. just keep a lookout while your driving, and ask the land owner. I happen to be able to ride my quad across my road, and there are railroad tracks with trails branching off everywhere, with which I am constantly improving when I can.

If there was a ton of riding area, and people willing to ride as much as I do, lol, then yes, that would be a great idea. get enough people to split the lease, be able to hunt, and go ride, and not have to pay the cost of other riding areas.

I own my own land, so I can't even imagine buying land just to hunt on and for riding ATVs. If you're buying land, I would at least think of ways of using the land (like agricultural purposes) to gain some sort of revenue.

better have alot more money then me if you can do either just for riding vs trailering some where.

Funny that tonight (Mon) I was saying to my wife that were we live if I had the money I would get some land build an ATV park and build lil rent a cabins on it maybe add a trout pond/catfish ect ect ..were Im at in the coal area of PA you could have the trails set up from nice easy riding to rock crawling to mug bogging..god knows about of people come here with there campers and ATV's as it is..granted the trails are more or less free to ride on but offer the lil cabins RV plug in's and no mine shafts to fall down it would do ok not make you rich but would be a ok living..as for buying the land..Im shure they would sell it to you but not the mineral rights be a cold day in hell before any one would sell them around here so as long as you are not going to go mining coal or anything would not be a bad set up..

I have about 11 acres to ride in VT. Most of it is unrideable due to steepness. I don't know that I would open up an ATV riding area with liability insurance being at a premium. You would need probably a minimum of a 100 acres or so to even cut in a few trails. You might end up with 5 miles or so.

Check with the timber companies and paper mills in your area. Most lease their land for hunting. I checked a little while back and found leasable property in Alabama and Georgia for as little as $7 an acre. Most companies have the property tagged for hunting and frown on the fact that you might not actually hunt there. If you plan to use it just to ride, I wouldn't tell them. A couple of friends and I are looking at splitting about 700 acres. I think it's a good idea. Good luck!

We have about 115 acres where we hunt and there are some nice trails but no good mud. Luckily there is some nice mud riding near there and I have some sweet areas to ride near my place. Soon as I win the powerball my first purchase will be @ 1,000 acres of mostly swamp with just enough high land for the compound-de-switzomatic! Be ready to chunk out some serious $ for land. It's gotten crazy. We paid about $2,500 each for the first two 20 acre parcels years ago and now they are going for $30,000. Pretty outrageous for land that serves no purpose other than hunting.

R, Are you talking about buying land yourself for riding/hunting, or getting a group together and buying the land?

Group buy will be tough to manage. Single person buy with enough land to matter would be outrageous cost just for ATV riding. You'd be sick of the trails within weeks.
