How much do appraisals cost and how long do they take to do?

Besides, fair market value is determined, (and defined) by a willing seller and a willing buyer agreeing to a price!

I aint used a ruler much since they came out with computers. but i know how to use a tape if im lookin at it right..

Funny story. Me and my buddy, Mind you he has been framin for 15 years. we is building some shelves and took some measurements and the shelf needed to be like 29 1/4 he cuts them at 28 3/4 [img]i/expressions/face-icon-small-blush.gif[/img] LMAO i was like dude you been reading a tape for how many years. I had to babysitt after that [img]i/expressions/face-icon-small-tongue.gif[/img]

[img]i/expressions/face-icon-small-smile.gif[/img] I wasn't suggesting anything.....I think we all know there are "bad" appraisers out there. I had one on my refinance a couple of years ago. It worked out handy for a 2nd mortgage...but until now....we couldn't sell for what we owed!! [img]i/expressions/face-icon-small-smile.gif[/img]

I like my low monthly payment too....don't want a bigger payment!...but man this 1067 square feet sure is getting smaller by the day!! And we can't even upgrade our toyhauler......there's no more room on our property!! (okay we know we can pay to have it stored....but that sucks!).

and Materials don't cost 80-100 to build it. and I SAID labor from friends (will work for beer except rod) [img]i/expressions/face-icon-small-wink.gif[/img]

My understanding of a cubit is that it varies by person! It's the measurement from their elbow to the tip of their fingers! lol [img]i/expressions/face-icon-small-wink.gif[/img]

And I'm not a carpenter, but I think the rule is measure twice cut once??? How bout it Rod, what's the official ruling!?? [img]i/expressions/face-icon-small-wink.gif[/img]

Have you priced materials lately?
Framing package, mechanical, plumbing, electric, roof, concrete, windows, floor coverings, cabinets and millwork, etc...? The list of needed materials is large!

Not mention lot improvements and mitigation fees!
This is why homes are so expensive!

My best friend gave me an electric ruler (laser room measurer), I just got to be careful about hitting a mirror and burning my own eye out [img]i/expressions/face-icon-small-happy.gif[/img] )

Remember, I'm a finish carpenter. I am always dealing with the framers f-ups!
Leaning walls, out of level floors and ceilings, crooked doorways and list goes on!
