That's what I needed to know. I've been trying to differntiate the price of dirt vs. the price of new construction. Of course there is site work in addition to that cost. We may pull the trigger on a new place sometime next year.

I would pass if it were me. You can buy a decent 19' bayliner in the off season for what you will have to put in it to make it safe & seaworthy IMHO</end quote></div>
