I have my a/c already going at my house. It's only hooked up in my room for days like these. My truck on the other hand does not have a/c. It does but last year my belt was squeeling really bad and splitting so I went and got a new one. They gave me the wrong one so it doesn't reach the a/c pump (or whatever it's called). I just remembered yesterday as I tried to use my a/c that I need to get a new one. It's going to be a long hot ride home, that's for sure!!

Hey Rod,
How much is new construction per sq ft these days?</end quote></div>
To build a new home with amenities such as tile bath floors and counter tops, granite tile counters in the kitchen, fully wrapped windows, open staircase and hardwood floors you're looking at $100.00 per foot minimum.</end quote></div>
That's what I needed to know. I've been trying to differntiate the price of dirt vs. the price of new construction. Of course there is site work in addition to that cost. We may pull the trigger on a new place sometime next year.</end quote></div>
Custom home contract; Cost +20%
Site work is the big unknown, everything else can be figured pretty close to actual cost.</end quote></div>
So 120 per sq ft plus lot and site prep?</end quote></div>

No, not $120.00 per foot.
Actual cost (varies greatly depending on the numerous upgrades and amenities that can be added to a custom home) plus 20% for the contractor. The 20% is the contractors fee for building the home.
Plus lot cost (homeowners expense) Site work is included in the custom home contract and is billed at cost plus 20%.
If a house costs $300,000.00 to build (actual cost), the contractors fee would be $60,000.00. However the 20% is added to every bill as they come in from the subcontractors, not as a lump sum or payments of the sum.

It is good to be back home We set out sat 6/23 and arrived at our campground outside of Deadwood SD sunday afternoon. We had a very good spot in the campground - it was nice for us that it was during the week - we had much of the place to ourselves.

We rode there - the black hills national forest currently has everything open unless closed or posted. Next year it changes so that you can only ride on designated trails.

I only had to be pushed by the DS using a stiff rope once Bill worked on the carb of his quad - it didn't seem to like the altitude. The preds and the 80 ran great there!

We made it into Deadwood for a day of shopping and quaint bar/casinos - very nice!

Also went to Mount Rushmore twice. Once during the day - we did the "President's Trail" , then again another night to see the lighting ceremony. It was very nicely done. I hope it stays with the kids - it will stay with me.

We checked out Custer State Park and the wildlife loop - pronghorn antelope and bison abound - part of the road was closed for firefighting, so we took a few dirt roads - gotta love that!

We swung by the Crazy Horse memorial, but didn't go in - it was late and we were tired, but we saw the face that they have carved in the mountain.

There were some nasty downhill grades, but we used some advice I picked up off rv.net and had no problems - even with the 7% ones!

So, then we headed to Saint Anthony's. Uh oh! The air conditioning doesn't work in the toyhauler. The units had been replaced when the tree fell on the trailer, so we checked the breakers for something simple. Nope! So, we simply toughed it out with plenty of ice cold beverages

The jetting was off there and we also noticed that the little 80 struggled. It appeared that there was another problem with the chain - it may be due to some mods that someone performed on it. It should have had no problem. My pred ran great except that the grabbar that someone repaired fell off (surprise!) and off coarse, he had stripped bolts and welded some crud instead. Oh well, I have the new grab bar, it's just a matter of getting the old mess squared away so I can actually install the new one. The DS had some jetting issues, but I am happy to say that they TL pred which had never been molested ran GREAT!

It was hot and dusty! Michael did a bonehead move and cartwheeled the 80 and popped a tire or three off the bead and these guys Super dooper nice guys with really really really nice toys! came to the rescue. They brought it in and got the tires back on and aired up (unfortunately 2 won't hold air) and gave Ricky some stickers. They gave me a couple of rides in their toys and all I have to say is WOOHOO!!!!!!!!!!!! That is fun stuff!!!!!!!!!!

4th of July there was boring. The BLM and the campground owners were enforcing big time a no firework rule - there was a fire earlier - so we would have had a better show in our cul-de-sac than where we were. However, our little street doesn't have big-azzed dunes so it is all good!

I really really liked going on the dunes both on my pred (although I wimped out on a few really steep hills) and in the sand car. It is definitely worth a trip back some day. The only physical carnage was that I tripped over the dang dog and twisted my ankle and skinned my elbow - but I didn't even spill the beer!!

So Thursday, 7/5, day 13 in the trailer, we head for Reedsport. Due to the limitations of my tow vehicle, we have decided to take 84 to 205 to 5 to 38. After baking for the last week, we think that it'll be cooler. WRONG! There's a freakin' heat wave. So we're driving with no a/c (it actually works in the p/u, but I didn't dare run it in those temps, at that altitude, hauling that trailer.) We see thermometers along the way, 102, 110 - argh! Stopped for dinner, was loving the a/c, walked out to 106 temp even at 6:30 at night. I drove from LaGrande to Wilsonville (got there at 12:30 am) in the dark, windy gorge - not fun. But white-knuckle, pucker-up driving will definitely keep you awake!

Pulled into Reedsport for lunch Friday and it was good. We parked the rig in front of my aunt's with the slides over her lawn, the quads parked on the street behind the rig, and a flag sticking out by the steps to warn drivers not to run into them. I'm surprised the neighbors were such good sports.

We did family yakking and had more than 30 peeps for dinner at Pizza Rays.

Saturday was my cousin's wedding - it was outside and the weather was perfect! It was kind of granola with the bride's sisters singing and there were congas and stuff and the invitation did say shoes optional, but it was still cool. My aunt was the minister and the bride and groom's children (2 each from previously) were included.

I snuck down to the casino afterward and made it back for the family reunion. More food and beverages of course

Sunday after the memorial brunch for my grandpa, we headed out to the dunes. We played at Florence and it was GORGEOUS! We got a little sunburned. I tell you, after the weather we had spring break, I was ready for some sunshine.

We came home yesterday after my aunts cooked up a big breakfast for the boys.

Today, I took the trailer back to the repair place. They fixed it right up (they had forgotten to plug in the new units up in the ceiling.) Then for my trouble, they washed the truck and trailer (score! it was filthy!)

So that was our fun trip. Like Bill said, 3700 miles and 17 days of togetherness.

I'm totally ready to ship Michael off to his dad's tomorrow

2mny,

You had asked about riding. I think we're gonna head down to da dunes next week and play around for a week or so - pretty much stay til we want to come home.

Now that the outlaw and the pheonix are broke in, they are ready to ride. We'll have the 4 pooplarises, but the 80 is a question mark.

When were ya thinking of going and where? I'm flexible (in spirit at least )
