My brother-in-law is a real estate agent. He has a 44 acre piece of land that has an MX track on it. I haven't seen it or ridden it yet but here is what I know:

4 acres on one side of road, 40 on other. 900ft of road frontage on each side of road for 1800 ft total. Fenced with a gate. Property has a pond and waterfall. He said track was built with a dozer and kept groomed. Track has jumps, whoop sections, and banked turns. He said it was a better track than our local track(MeadowCreek MX). Located on Cumberland and White County line, near Sparta, TN and Crossville, TN.
