Default storage unit shop

Ok. So my riding buddys family owns a bunch of storage units about 2-3 miles from my house and they charge $45 a month and you are allowed to use some electrical. The unit is 8x11 and I was looking to find a new shop because when all of our vehicles are inside, it gets pretty tight in our garage. I have a 400ex and my brother has a kx250f (I know its a bike and I give him crap for it all the time), and we kinda want to find a new place to work at where we can go and relax, work on our toys, and just hang out. So the real question is, would an 8x11 storage unit be to small for what we want? And since alot of the riding I do is at home, do you guys think it would be worth it to haul my quad out to the house whenever I wanted to ride or when something would break? Again, we will always have a spot to keep suff at home so its not like every time we decided to ride we would have to go and get it. If we did go through with it, we would have a tool bench out there, gear, everything associated with riding. And a couch if it worked. What do you guys think? Would you do it if you were 16 and wanted a place to go and hang out? Is it worth the hassle? Or would you reccomend we do 2 units side by side. One for storage, one for shop/hangout.

The first thought that came to mind is the potential for theft. How secure are the storage units?

Id say theyre somewhat secure. They have insurance on the storage units, so say they burned down or something was stolen, it would be taken care of. Also j would have a pretty hefty pad-lock on it, but everybody knows that the point of that is to make people think again about what theyre doing. Its not hard to cut one of those things off.

They are in the country, but theres quite a few people living around them and a beach and reasturaunt within walking distance

I would assume somewhere in the lease contract there is a clause stating that the units are for storage not man caves.

Do you have room at home for a garden shed type bldg ? Sears has a sale for a 10 x 20 garden shed type bldg. I'm sure any of the big home supply outfits have comparable units . I myself would feel better about keeping my toys at home , plus after a couple years no more monthly rent payments .
8 x 11 isn't very big , mark off a 8 x 11 area outside , put your atv in it and see how tight it will be .

Its my friends dads units. He dosent really care what we would do, because he himself races harleys and is a huge finatic, my friend would be in the deal with me.

Every storage place I've ever used would not allow any vehicle that held fuel to be stored in it for insurance reasons. I was going to store a hotrod in one and was told to drain all combustibles from it first. If your buds own it, I guess they can do what they want. But it they have rules against it and violate their own rules could make them liable for fire damage to other units that they normally would be immune to. Food for thought.
