Happy trails to you also R. Congrats on your sale and new home. Be careful in today's market purchasing a home and trying to sell one. I have had many clients go belly up becasue they cold not sell the old one. Finally signing the deed over to the bank and loosing all they had not including the huge income tax bill they receive after the bank sell the home for less than the note and they get taxed on the difference.

I too am looking forward to the change of this economy. I myself have had a 60% drop in income over the past 3 years making it harder to do the things I love to do. There has to be a light at the end of this tunnel. I wish I could see it!
