yessir i have. Just did a 2400 sqft house with vaulted ceilings, 1600 sqft attached garage with bonus room trusses, Way too much concrete around the perimeter and with all the framing, electric, mech, plumb bla bla bla by others house ended up at $50 a sqft (garages dont figure in your sqft) and at 75 grand for the land whole thing came out 200k finished and apprased at 425 in podunk..

I aint used a ruler much since they came out with computers. but i know how to use a tape if im lookin at it right..

Funny story. Me and my buddy, Mind you he has been framin for 15 years. we is building some shelves and took some measurements and the shelf needed to be like 29 1/4 he cuts them at 28 3/4 [img]i/expressions/face-icon-small-blush.gif[/img] LMAO i was like dude you been reading a tape for how many years. My best friend gave me an electric ruler (laser room measurer), I just got to be careful about hitting a mirror and burning my own eye out [img]i/expressions/face-icon-small-happy.gif[/img] )

and Materials don't cost 80-100 to build it. and I SAID labor from friends (will work for beer except rod) [img]i/expressions/face-icon-small-wink.gif[/img]
80-100/ft would buy some kick butt materials,,,,or it would pay for an entry level house to be built (not just materials)
