I don't see anything wrong with doing this if you have the assets.
if you are doing this for profit you will need to be a promoter.
We kinda did this for our extended family when our kids were growing up and had a blast making trails and the race/enduro track on our property.
Since our purchase in the 90's it has turned out to be a good investment because of the rising prices in raw ground.

location, location, location.
electric, water and the roads need to be kept up so you can get there.
Also your neighbors(could cause future problems) and the zoning laws if you are doing this for profit.

In the area where you live it would probally work very well with all the summer people that come up from NYC.Plus there isn't really that many places down there to ride.Good luck, maybe we will get a chance to talk about it on Sunday.

Be careful about liability. You will probably want to get some kind of insurance. I have a friend who had a track in his backyard. He let one guy ride and he hurt himself. He had signed a waiver, but apparently the insurance company still sued the other insurance company for negligence and won. My friend had to remove the track and his parents had a difficult time getting insurance after that.
My friends and I are doing the same thing. We were going to buy 20 acres and build tracks (and a cabin), but ended up buying a storage facility that had some acreage with it in order to transfer the liability to the business. We now have a business that is seperate from our personal assets. If someone gets hurt and we are sued, the only possible things we can lose are the business assets. If the property is owned by you (and not a business), all of your assets could be up for grabs (house, cars, ATVs, 401K's, etc.)
Don't want to scare anyone, but you should do some research (talk to a lawyer).

Yeah, I'd definitely check out the insurance issue's before doing anything. I'd imagine that in most states that you would need good liablility coverage even if you have the riders sign waivers.......

BigBlock2Stroke's post about the waivers are right on.
They aren't worth the paper they are printed on. Any decent lawyer should be able to have one tossed out or disregarded. I laugh every time I've signed one. The last one was for a quad rental at Pismo. I knew full well if I got hurt (to the point I couldn't care for myself) or killed, my mom (I'm not married) would have sued the rental company so fast. (She's the definate anti-OHV (she doesn't like any motorized form of fun) so it was a hoot when I got my quad.) And that waiver at best only covers YOU suing. It doesn't cover another party, including your Estate. You cannot waive another person's right to sue another person. About the only time those would come in decently would be when a parent waives for their child as they are the only person who would be suing on behalf of the child.
