300 Xplorer Project - Questions

I've in the market for a project 4x4 atv and have an opportunity to to get a Polaris Xplorer at a great deal but it does need work.
The owner says it is blowing some gas/oil and water out of the spark plug hole. He says the top end probably needs a new bore/piston and most likely the head gasket has let loose.
I do have some experience rebuilding 2 stroke top ends but I'd like to get some opinions if this is most likely a routine top end rebuild or is there something else that I should at as well.
The rest of the atv is all in good shape and works as it should. It will fire and run he says but will eventually foul the plug, he parked it and just never got around to fixing it.

I got around to pulling the cylinder off tonight. When I took the exhaust neck off the port and found some sitting water (not coolant). Looks he the previous owner took it swimming and it sucked up some water through the exhaust. I'm assuming it make it can make it's way all the way to the neck.
The cylinder wall and piston look to be in good shape, I'll be dropping it off at a machine shop within the next few days to have it measured just to be sure. Looking down in the bottom end it was clean and showed no signs of water getting down in there and there was sign of blown gaskets.
