Not real accurate for my neighborhood.
The house next me sold almost a year ago for $20k more than the web site shows.
Don't know how they figure their estimated prices. If it's off assessed value by the county, it will most always be too low.
My understanding is they're going off the tax record for your home and then use comparables from the tax records which should be accurate. where the problem lies is if there are not any accurate comps, and/or it cannot determine condition of the comps or the target property. It can give a good starting point before talking to a Realtor
Well for the property challenged (me!), it at least tells me my house is worth what I owe, and probably more, which means we aren't stuck in it forever!!! [img]i/expressions/face-icon-small-smile.gif[/img] I want a bigger house! [img]i/expressions/face-icon-small-smile.gif[/img]

And all the stuff I looked at seemed a little low depending on the neighborhood, but when you compare it to what people are asking for their homes (get the address for the house for sale, and look it up), Zillow is around $20k less than they are asking [img]i/expressions/face-icon-small-shocked.gif[/img]

Hmm.........

Yeah, then it looks like they're placing value by sq.ft. price for comps onto surrounding homes. Says nothing of condition of property or whether comparing a rambler to a 2 story to a split to a tri to a daylight basement and so on down the line!

You run into this same problem when having an official appraisal as well. It all depends on the appraiser, but they can only go off of what's available, and the inside of the homes are not available to them.....so the comps could have terrible insides and nice outsides...but they still get used to appraise your home..........
I just need to find a nice young couple that love cramped, dumpy houses AND that have lots of money to spend! Then maybe I can sell my house for some profit!! [img]i/expressions/face-icon-small-smile.gif[/img]

Let's see, 4,000 - 5,000 sq.ft. building lots are selling for $120,000+ in Snohomish County.
Then you're looking at $80.00 - $100.00 per sq.ft. to build the house.
It gets expensive very quiclky!
That is why, even though I am a contractor, I will stay in my 40 year old 2100 sq.ft. home.
I love the low monthly payment!
