Hey Rod,
How much is new construction per sq ft these days?</end quote></div>
To build a new home with amenities such as tile bath floors and counter tops, granite tile counters in the kitchen, fully wrapped windows, open staircase and hardwood floors you're looking at $100.00 per foot minimum.</end quote></div>
That's what I needed to know. I've been trying to differntiate the price of dirt vs. the price of new construction. Of course there is site work in addition to that cost. We may pull the trigger on a new place sometime next year.</end quote></div>
Custom home contract; Cost +20%
Site work is the big unknown, everything else can be figured pretty close to actual cost.

I have been offered a free 19' Bayliner. It has two main issues. The upper decking is rotting and will have to be replaced.
It hasn't run since it was submerged for 6 hours in salt water. They didn't really know what to do to get it running again and just parked it in the yard. It has been sitting for 2 seasons. The hull was not damaged when it was swamped.
I guess during some storm they were trying to get it out of the water but there was a lot of other people at the boat launch. So they tried to beach it. But with the storm it got swamped. They did put diesel in the tank so it shouldn't be to bad. But I don't know squat about boats.
I know several of you have great knowledge of boats. Does this sound like a viable project for me or should I pass? I don't need a lawn ornament, but if I can put some time and a reasonable amount of money into it to get it back on the water, That would be cool.
Thoughts are appreciated.</end quote></div>
I would pass if it were me. You can buy a decent 19' bayliner in the off season for what you will have to put in it to make it safe & seaworthy IMHO</end quote></div>
I agree.</end quote></div>

Thanks for the opinions. That's why I asked. I know it's a hard question to answer on the forum, especially without any pics. I haven't gone to look at it either, so that makes it even harder. Thanks again.

Am home and had a fabulous trip. We left on June 23rd and got back tonight. I doubt if I can catch up on the doings, so feel free to pm me if anything particularly interesting went down
We rode rocky trails in south dakota, dunes in St. Anthony's, and then Florence when we went for the family reunion/wedding/wake stuff. Yep, yep, it was supposed to be my grandpa's 90th birthday celebration, but he up and died, so we had a memorial brunch instead. We weren't too sad because we knew he and grandma were together. He had been missing her terribly (!) since she passed and just kind of gave up.
I'll post more of a report later this week along with the photos that are safe to post in a public forum There was some carnage but I'll go into it later. It was joyful though and I'm heading back to the dunes if anyone is interested. I know some of you have Dunefest coming up
