Looking For Hunting Land
Hi, I was looking for about 20-40ac. in north centeral minnesota. Around Bemidji, MN to use for hunting. Anyone know of any websites to look at or if anyone has any land they have for sale themselves? Seems like I have been under most websites and looked, but maybe there is some others out there I dont know of. Thanks!

Try http://www.agassizrealty.com/ . It's the only one I know of up there. You could try looking at your local on-line newspaper.

Find a realtor up in the area and if they're anything like here they'll break their butt trying to find something for you. You can also make a trip to the local courthouses in the area and look up plat maps and aerial surveys. Find out the owners and write them and ask them if they'd like to sell. I get several calls from realtors and several "cold call" letters and phone calls a year from people asking to buy my farm. Got a letter from someone out of state last month wanting to buy my place.

If you have any pulp or paper mills in your area, chances are they own large tracts to grow trees to supply themselves. In the south, they lease this land to hunters. Lease price is currently $7-$8/acre. The leasee is responsable for property taxes as well. You might want to see if you can find a Mead-Westvaco or Kimberly-Clark land management division that has property in your area.

One thing you could look at is farm land. Try to see if there is any CRP land for sale. Some of that is in the progarm until 2014 or longer, so in some cases you can get at least part of it paid for that way. I have seen payments as high as around $44 per acre, so times that by 7 (2008 - 2014) and you have over $300 per acre. That won't pay for it by a long shot, but at least it will help pay the taxes, interest payments, ect.
